KBRA Assigns Preliminary Ratings to BANK 2023-BNK45

KBRA is pleased to announce the assignment of preliminary ratings to 38 classes of BANK 2023-BNK45, a $705.2 million CMBS conduit transaction collateralized by 24 commercial mortgage loans secured by 35 properties.

The collateral properties are located throughout 16 MSAs, of which the three largest are Phoenix (13.4%), Boston (12.0%), and Chicago (10.7%). The pool has exposure to most major property types, with four types representing more than 10.0% of the pool balance: retail (36.1%), office (28.1%), lodging (13.9%), and industrial (11.2%). The loans have principal balances ranging from $3.4 million to $70.0 million for the largest loan in the pool, Conair Glendale (9.9%), which is secured by two adjacent industrial buildings totaling 1.4 million sf located in Glendale, Arizona, approximately 20 miles northwest of the Phoenix CBD. The five largest loans, which also include Orlando Office Portfolio (9.2%), 100 & 150 South Wacker Drive (9.2%), CX – 250 Water Street (7.8%), and Brandywine Strategic Office Portfolio (7.1%), represent 43.2% of the initial pool balance, while the top 10 loans represent 75.2%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 12.0% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 42.0% less than third party appraisal values. The pool has an in-trust KLTV of 88.4% and an all-in KLTV of 88.4%, as none of the loans in the pool contain any existing subordinate debt and no future subordinate debt are permitted. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
