-- M Square Commercial announced the successful execution of a 15-year build-to-suit NNN lease for 7Brew Coffee at 991 Grand Caillou Road in Houma, Louisiana. The retail site, previously home to an office building, has been redeveloped into a drive-thru location for 7Brew. The new store opened to the public on July 5, 2025.
Brittany Megrath, CCIM, Principal of M Square Commercial, represented the landlord, Hutton Houma LA ST, LLC, in the lease negotiations. The lease became effective on July 12, 2024. She partnered with Judah Vedros of Kurz & Hebert Commercial Real Estate, Inc. to represent Hutton in the acquisition of the site.
M Square Commercial supported Hutton through the lease negotiation process and development coordination, aligning the lease structure with both the landlord’s investment strategy and the tenant’s operational goals. The team worked closely with the tenant and local stakeholders to ensure site readiness and brand alignment ahead of the grand opening.
